Based in Middlesex, EPC Specialist provides Energy Performance Certificates and lease plans for domestic properties and commercial buildings across London and the Home Counties.
An Energy Performance Certificate (EPC) must be ordered before marketing commences and made available at the earliest opportunity to potential buyers.
An Energy Performance Certificate assesses the energy consumption of a building by evaluating several factors including the heating, ventilation, lighting, insulation, glazing and layout.
The certificate comes with a separate recommendation report which will suggest ways in which the building can become more cost effective and reduce its carbon footprint.
We can provide an EPC assessment to any commercial premises within the M25 area and Home Counties.
As well as EPCs, we can produce detailed and accurate floor plans for domestic and commercial premises.
These may be required by private sellers and estate agents for the sale of any property.
New leases of 7 years or more, or existing leases sold with more than 7 years remaining, must be registered with Land Registry along with a compliant Lease Plan.
If you are selling your property with a new lease, or are increasing the length of your lease, or if you are extending the demise of your flat with an extension, then you will need a new Lease plan.
Our Lease Plans are Land Registry Compliant, which include:
- A scaled plan of the property
- Coloured demise lines showing the property boundaries, communal areas and rights of way
- An OS site plan
- A North Point
