A domestic EPC will take between 30-45 minutes for an average-size, 3 bedroom property. A commercial EPC really depends on the size of the building. For an average shop it will take around 45 minutes and some larger buildings will take several days.

At EPC Specialist we pride ourselves on our rapid turnaround time. For domestic properties it should be 24 hours from when the survey has been completed.

Commercial premises can take a little longer depending on the complexity of the building, but it shouldn’t take longer than 48 hours from when the survey has been completed.


EPCs are not required before the construction of a building is completed; nor are they required on the sale, rent or construction of:

• Places of worship

• Temporary buildings with a planned time of use less than 2 years

• Stand alone buildings with a total useful floor area of less than 50m2 that are not dwellings

• Industrial sites, workshops and non-residential agricultural buildings with low energy demand
