An Energy Performance Certificate assesses the energy consumption of a building by evaluating several factors including the heating, ventilation, lighting, insulation, glazing and layout.

The certificate comes with a separate recommendation report which will suggest ways in which the building can become more cost effective and reduce its carbon footprint.

For commercial landlords in England and Wales, 2028 is a critical milestone under the Minimum Energy Efficiency Standards (MEES). Current proposals and government consultations are aimed at making it unlawful to continue letting commercial properties with an Energy Performance Certificate (EPC) rating below 'C', with an ultimate target of reaching a 'B' rating by 2030
